So, let’s discuss how we can make money in 2022 through real estate business. It is the right time to make strategy of 2022 in real estate market. I am giving recommendations on it because i feel that property dealers are not justifying their role by giving right recommendations to their clients. They are always recommending people to buy property all the time and suggest you to do this everywhere. Do buy property in 2022 as well but what would be the strategy and you will need to finalize the strategy rightly and that strategy in my opinion should be different from 2021 strategy.
This is the strategy made by me and I am assuming that if you will follow this strategy, you will benefit out of it. On the other hand, there is no guarantee that you will get higher returns or maybe returns at all. The best way of going about it is that you should do your own research and glean out some of hte ponts which will help in making your own strategy. So, let’s see what my strategy will be for 2022:
1. CASH WILL BE THE KING IN 2022:
The more cash you will have, the more beneficial it will be for you. You have to hold the cash and whenever you get an opportunity, you need to exploit that well enough. You will find sellers who will be giving you cheaper plot but if you have some cash in hand with you.
Don’t try to get into every first opportunity that you find once you have cash. Find or invest in best possible deals. In 2021, you might be buying any property and you used to get profit but it will not be the case in 2022
2. SUPPLY OF NEW SOCIETIES WILL BE HIGH YET DEMAND WILL BE LOW:
There will be high supply of installment based plots and demand will be less so if you intend to buy plots on installments, don’t buy in start and don’t buy it directly from society, rather buy it from the market at lower price than the price at which it was launched. Isn’t it demand and supply phenomenon.
3. THERE WILL BE AREAS WHERE PROPERTY PRICES WILL FALL:
There will be areas where property prices wi8ll fall. There will be few other areas where property prices will remain the same and there will be few other property areas where property prices will go up.
4. SELLING HOUSES WILL BE BIT TRICKY:
Constructing houses and selling few of them will become bit tricky as some of the houses will not sell. These will be the houses which are poorly constructed and are not according to the market needs. The plot prices used to go high so the poorly constructed houses in 2021 were also sold and sold on good prices.
5. WILL HAVE TO FIND OPPORTUNITY AREAS AND GAPS:
You will have to find the opportunity areas and gaps in the market and will have to invest over there. Don’t invest blindly in 2022. Overseas Pakistanis need to be very very careful while making investment. Do a complete market research.
6. GOVERNMENT POLICIES WILL BE STRICT:
Government policies have been very relaxed and in my opinioni they won’t get any more relaxed. There are chances that policies will get tougher and strict. At the least, they will be relaxed as much as they are.
7. BUYING A PROPERTY AFTER A WAIT WILL GIVE YOU GAIN:
Buying property with a wait will give you gain. Post COVID scenario will come and in this Post COVID scenario, people will start investing more in business rather than property. So, buying property with a wait will be beneficial. People didn’t have many opportunities on investment so they invested in real estate because of which prices have gone really very high. We have been hearing this phenomenon that whenever you invest in property, you benefit from it but this will not be the case in 2022.
8. NO. OF PROPERTY DEALERS WILL REDUCE:
There was only property business right now so everyone was doing the same business and most of the people became property dealers. You might not see as much property dealers in 2022 and there is a possibility that the property dealer with whom you have been working will not be there in the market anymore.
