So should you invest in real estate? Well there are a 3 things I want you to consider before answering that question. The first thing is market timing. Understand that in real estate investing, nobody can accurately predict a real estate crash on a consistent basis so because of that it is better to focus on time in the market vs timing the market. At the same time, if you are older, approaching retirement, you may want to proceed cautiously because time may not be on your side but it depends on the quality of the deal you’re looking at.
This is the next thing to consider when asking yourself is now a good time to buy rental property. You make your money when you buy and I would say even as someone approaching retirement, if you can buy a deal 70-80 cents on the dollar and it’s cash flow positive, it’s still worth going for it. But this requires a good understanding of rental property investing and an understanding of your market. The worst thing you can do right now when buying rental property in today’s housing market is to pay retail price for a negative cash flow property. So with that said, if you can find a good cash flowing discounted deal, I would say to go for it. There’s a reason why seasoned real estate investors invest in every stage of the market and it’s because there’s deals to be had in every market cycle.
Now the last thing to consider before deciding if now a good time to invest in property is you need to look at your financials and determine if you have the money necessary to do it. Understand that a downpayment in real estate investing is 20% typically for a single family house and some lenders may go down as low as 15% with PMI added to it. For multifamily, you’re looking typically at a 25% downpayment.
